What affects the price per m2
Two houses with the same floor area can have very different prices. These are the items that make the difference.

A classic panel prefab house, a solid log cabin and a hybrid house each have a different cost of materials and labour.

Floor area and storeys
A larger house has a lower price per square metre but a higher total price. A two-storey house gives more space on the same area of plot.

The thickness of the walls and insulation depends on whether the house is used all year round and on its altitude.

The roof shape, pitch and covering affect the price and how much snow the roof can bear.

Because two houses with the same floor area can have very different prices, depending on the insulation, roof, windows and doors and finishing works. We would rather give you an estimated price for your house than a figure that does not reflect reality.
Is the price in the quote fixed?
Yes. The quote sets out the price, payment stages, completion deadline, materials and works, with no hidden items.
Are prefab houses more expensive than brick houses?
When you compare only the initial price, the difference is often small. In the long run, heating costs, speed of construction and maintenance make the difference. More in the article prefab or brick house.
Which is cheaper, shell or turnkey?
A shell is cheaper at the start, but you then organise the finishing works yourself. Turnkey means one contractor and a clear total budget.
Do I pay everything at once?
No. Payment is made in stages agreed in the contract.
Does the price depend on the building location?
It depends on transport and conditions on the plot, but we build all over Montenegro and the region. For houses in and around Rožaje, transport is shortest.
